It depends on the service. Standard residential lettings management costs 8–12% of monthly rent. HMO management runs 12–20% of gross rent, justified by the complexity, licensing and compliance involved. Short-let and serviced accommodation management is 15–25% of total revenue. Every fee is transparent with no hidden charges or mark-ups on maintenance. We tell you exactly what you'll pay in our very first conversation.

HMO (House in Multiple Occupation) management covers properties let to 3 or more tenants from different households sharing facilities. It includes tenant finding and referencing, individual tenancy agreements, room-by-room rent collection, HMO licence applications, fire safety compliance, EPCs, deposit protection and maintenance coordination. HMOs generate significantly more income than standard BTLs but need specialist management to stay profitable and compliant. Professional management typically pays for itself through fewer voids, better tenants and avoided fines.

Yes. Any property let to 5 or more people from 2 or more households requires a mandatory HMO licence from your local council. Many London boroughs, including Newham, Waltham Forest, Ealing, Croydon and Haringey, also operate additional or selective licensing schemes that cover smaller HMOs with just 3 or 4 occupants. Fines for unlicensed HMOs can reach £30,000 and tenants can reclaim up to 12 months' rent via a Rent Repayment Order. We handle all licence applications, renewals and ongoing compliance as part of our HMO service.

In Greater London, residential properties can be let on short-term platforms such as Airbnb or Booking.com for a maximum of 90 nights per calendar year without planning permission. Exceeding 90 nights requires a change of use from your local planning authority. We track night counts across all platforms, manage planning applications where appropriate and make sure every short-let property we manage remains fully compliant throughout the year.

The Renters Rights Act 2025 abolished Section 21 no-fault evictions, replaced fixed-term ASTs with rolling periodic tenancies, introduced a Decent Homes Standard for private rentals and created a digital landlord registration database. You now rely on specified Section 8 grounds for possession. It's a significant shift, and staying on top of it is exactly what we're here for. We keep every managed property compliant and advise you on what the Act means practically for your portfolio.
